Overview
The way our system is designed is to give tenants their own accounts(optional, as some clients prefer to use the system solo). They manage it pretty much the same way as internet banking but with a powerful built in account networking feature so that all accounts can be shared and restrictions placed on who can see and do what. The system makes the accounting process fun and easy. Everyone is involved, because of this, it reduces the management and accounting responsibility immensely for a manager or agent. At the same time, the owner is able to see the status of all accounts.
Normally Sublets are managed yourself, a appointed manager or even family. The normal route most take is to collect rent on a weekly basis. This is exactly what the system is designed for, without it, one has to collect rents manually. There is also a risk of carrying cash not to mention the monthly/weekly depositing of cash. Every so often there are disputes over the amount of money owed as there is no real system set in place for everyone to see the facts.
Usually the house manger does his weekly rent collection. In a perfect world, everyone will be there and pay their rent.

But as we all know, everyone's always busy and so not everyone will be there. Some will give their rent to another housemate to then hand over to you, of which sometimes never reach you as the tenant uses the other tenants money to pay for his rent. Some will be at home but not have cash with them there and then.
Having people go round and collect rents becomes both time consuming and unproductive. Another problem while collecting rents is disputing who owes what as tenants tend to have a short memory as to what they owe.
Phase 1
Phase 1: Standard System Management
This is where you go through your initial wizard that will help you set up your properties and rent accounts. Note that on phase one, we are simply using the software for accounting purposes. Once you are happy and comfortable with the software features can you progress to phase 2, Accelerated Software Management.
With phase one, the software will be used to easily keep track of the tenants rent accounts on a realtime basis. It is recommeded that you get Internet on your mobile phone in order to check rents any anywhere.

Phase 2
Phase 2: Accelerated System Management
Each tenant is issued with his own access permission to his rental account. He can only view and declare payments. These declarations will show up on the manager's account and he will in turn verify the actual payments.
Bottom line, this way of working will lead to the manager not having to manually collect rents. Tenants will know exactlty what they owe and pay on time as there is a penalty function included. Many times over have we seen that tenants pay well in advance as they are guaranteed their money is safely recorded on the system.

Phase 3
Phase 3: Professional Accelerated System Management
Should you have someone manage your properties for you, you can put him in the position of phase 2 and effectively you step out, but still have full access and control of the system and your assets.
